本文从实证角度出发,对万春房地产开发有限公司的经营发展对策问题进行研究,目的是帮助公司找到切实可行的经营发展对策,并由此形成企业进行经营对策选择时可普遍使用的方法。 万春公司是一家小型房地产开发企业,在六年多的发展历程中,公司并未随着房地产市场的迅速发展而壮大,反而遇到了严重威胁企业生存的困难。这个关键时期,公司能否正确的选择经营发展对策尤为重要。 本文根据公司的产品特点,结合价值链分析法建立公司的因素分析体系,利用层次分析法找出主要影响因素的重要程度,将SWOT分析法和模糊综合评价法相结合,进一步判定在外部环境、内部条件的综合作用、相互影响下各主要因素的对企业的作用的大小,用总机会、总威胁和总优势、总劣势表示。根据判定结果建立SWOT经营态势判断矩阵,矩阵中各象限区域分别表示受不同因素综合作用时企业的经营状态,再构筑经营态势判断四边形,并求出该四边形的重心,依重心在矩阵中的位置,判定各主要因素对企业综合作用的最终结果。最后通过对影响企业的宏观、微观以及外部、内部的各种因素的趋势分析,在全面掌握企业情况的基础上寻求核心要素改善措施,最终选择企业的经营发展对策。 实践证明,本文所研究的方法对解决企业经营发展问题是有效的,是具有实用价值的一种方法。
In order to find out the feasible countermeasure for Van Chun Realty Development Limited Company"s management and development, this paper research the question of the company"s management policy through demonstration method. Finally I summarized the general selection method for company"s management and development.Van Chun Realty Development Limited Company is a mini-type company. In past six years the company did not grow up with the rapid development of realty market, and the company came up against the severity threatening difficulty. In the key period it is very important to select proper management countermeasure for the company.This paper set up the company"s factor analysis system linking value chain analyzing method according to the characters of realty. Firstly the importance of effecting factors are analyzed through Andytical Hierarchy Process. And the SWOT analysis method with the Fuzzy appraisal method is combined in order to distinguish the factors" effect on the company which are respectively figured as general opportunity, general threat, general advantage and general weak. Secondly according to distinguished result the SWOT management judge matrix is set up, in which apiece quadrant area are shown for the management state of the company which is influenced by differ factors. Thirdly the quadrangle of management is constructed for decision and computed the bary-center of the quadrangle, so according to the position of the bary-center, the final result influenced can be distinguished by the main factors. Finally through the concrete analysis on the macroscopical, microcosmic, exterior and inner factors which would affect the company we can select the management countermeasure on the basis of totally mastering the company"s information in order to looking for improving measure for the core factor.It is proved that this method is efficacious for solving the question of company development, and this is a applied and valuable method.
