近年来,随着商品住宅市场的不断发展,商品住宅价格受到社会各方的普遍关注。以此为背景,本文从房地产开发商的角度,在分析商品住宅价格形成过程的基础上,将博弈论引入商品住宅定价决策,通过研究各个市场主体间的相互作用,创建了基于博弈理论的商品住宅定价模型,试图打开商品住宅定价的新思路。 论文建立了影响商品住宅价格的指标体系,系统地分析了商品住宅的定价程序、定价目标、定价策略和常规的定价方法。 通过开发商与政府间的博弈分析,探讨了土地价格的形成过程;通过开发商之间的博弈分析,得出差异化战略是开发商的必然选择;通过开发商与消费者的博弈分析,研究了在信息不对称条件下,双方的相互作用。 论文提出的方法是在综合市场法、价值法及成本法的基础上,借鉴博弈分析的有益结论而形成的,实现了主观与客观相结合,定性与定量相结合。论文的实证分析,详细论述了楼盘开盘价的确定过程,证明了这种综合的定价方法具有一定的科学性与可操作性,对房地产开发商定价决策具有很强的实用价值。
In recent years, with the development of commercial housing"s market, the price of commercial housing attracted the attention of all circles. In this background, from the standpoint of real estate enterprises, the composing of commercial housing"s price has been analyzed in this dissertation first, then, game theory was introduced and applied to commercial housing"s decision-making, and, by research of the interaction of main participants, the pricing model of commercial housing based on game theory was built as well. Accordingly, the author tried to creat a novel methord of commercial housing"s pricing.In this dissertation, the affecting factor system of commercial housing"s price was built. Furthermore, the pricing"s process, objective, tactic and ordinary methord were analyzed synthetically.In this dissertation, the author discussed the form of land-value by the game analysis between real estate enterprises and government; indicated that difference stratagem would be perfect choice by the game analysis between enterprises; researched into the interaction between real estate enterprise and its client on non-symmetric information condition by their game analysis.The novel pricing methord was produced by synmetizing market-comparing methord, demand-guidance methord, cost-guidance methord and the conclution from game analysis. In this methord, qualitative and quantitative analysis was combined, at the same time, the subjective judgement and the objective calculation was also combined. The last example discussed the whole proceess of the pricing of apartment building, demonstrated that the novel pricing methord was exercisable and effective, and the methord would be valuable for real estate exploiting enterprises.
